Frequently asked questions
MJW Homes are committed to building your dream home with transparency and clear communication. Below you will find some frequently asked questions to help with the building process.
New to building? Where should I begin?
Start by giving us a call. With more than 20 years of experience in the building industry, we can provide expert advice and guide you through every stage of your project — from initial design and budgeting through to construction and final handover.
What are the benefits of using a Licensed Building Practitioner?
An LBP is legally authorised to carry out or supervise Restricted Building Work. Choosing a licensed building professional gives you confidence that the work will be completed to the required New Zealand Building Code standards. It also provides access to appropriate building contracts and, where available, optional Master Build guarantees.
When is the right time to bring a builder on board?
As early as possible. Bringing a builder on board during the concept or design stage allows us to provide valuable input on site layout, buildability, material selections, and potential cost-saving opportunities. Early involvement can help identify issues before construction begins, reducing the risk of unexpected costs or delays.
Is my builder required to be licensed?
For certain types of building work, particularly structural work or work requiring a building consent, an LBP must be involved. We can help you understand which parts of your project require an LBP and ensure the necessary requirements are met throughout the build.
Will my project require building consent?
In many cases, yes. Building consent is generally required for work such as:
New buildings and structural alterations
Plumbing and drainage work
Certain wet-area renovations
Fireplaces and some ventilation systems
Retaining walls over 1.5m high
Decks over 1.5m above ground level
Swimming pools and significant siteworks
If you're unsure whether your project requires consent, we're happy to help clarify the requirements and can liaise with council on your behalf where needed.
Can I make changes once work has started?
Absolutely. We understand that ideas can evolve throughout the build, and we welcome your input along the way. Any changes that affect materials, labour, or the scope of work will be documented as a variation, clearly priced, and presented to you for approval before the work proceeds.
How are payments structured throughout the build?
Payments are generally made in stages, based on key construction milestones such as foundations, framing, roofing, lock-up, fit-off, and final handover. Before work begins, we'll provide a clear payment and construction schedule so you know when payments are due.
Depending on the nature of the work, some projects or specific items may also be completed on a charge-up basis or through agreed staged progress payments.
What can I do to keep my build on budget?
Where appropriate, we recommend entering into a full fixed-price building contract. This gives you a clear understanding of what is included and the agreed cost before construction begins. Careful planning and a well-defined scope of work are key to keeping your project on track and minimising unexpected costs.
